* Questions From a Reader

I received the below email from Alderman Moores office after I received a copy from the Edgewater Chamber of Commerce. I wasn't going to bother with it because of it's Edgewater ties, but one loyal reader forwarded this to me and had some questions regarding the project.

After reading the Aldermans introduction and the Chambers letter, then we can focus on the questions left for our readers to ponder.

Edgewater residents received "a special Christmas gift from the City of Chicago" announced Timothy Harrington, Chairman of the Board of the Edgewater Chamber of Commerce. Harrington, who has been serving as the Chamber representative on the Granville Task Force, reported that the City released the necessary permits to Access Realty to build on the NE corner of Granville and Broadway on the day before Christmas. Developer Bill Platt has assured community leaders that ground breaking will take place in January.

The anchor store for the commercial portion of the building will be a Staples office furniture and supply store. Although chamber members have been able to purchase some office supplies at the two Edgewater UPS stores, there has been a real demand for this type of business, Harrington reported. In addition, the 48th and 49th ward have a large number of home based businesses which will be using this store.

Local leaders have been working with Ald. Joseph Moore to approve what will be the largest building built in the business district since CHA built senior citizen buildings at 5801 N. Broadway and 6401 N. Sheridan. Special care is being taken to plan for an expected increase in traffic. The developer will be working with the Edgewater Chamber of Commerce on a streetscaping plan for the area.

The developer purchased the property from Loyola University Chicago which had put together the parcels under a previous campus plan. However, Loyola now owns Mundelein College and no longer needs the land.

The building will be a mixed use building with stores and condominiums. There will be 160 units with 20 different floor plans. Units begin at $230,000 and being marketed by Koenig & Strey GMAC. The all concrete building features granite counter tops, stainless steel appliances, hardwood floors, marble baths, washer/dryer units and some decks. Garage parking sells for $25,000. The original plans called for completion in the Summer of 2007 but there have been delays in the process because of the need to move the alley. Utilities are already in place.

There will be CPAN (Chicago Partnership for Affordable Neighborhoods) units available. Persons interested should contact the Dept. of Housing or the office of Ald. Moore for information.

1) whether he should be helping Edgewater get permits and why?

2) how it is that our hardworking alderman let Trader Joe’s get away only to bring us a Staples (hasn’t Joe heard of www.staples.com, where deliveries are free?

3) analyze why the Edgewater Chamber of Commerce is working on Joe’s behalf; and

4) chat about whether Mary Ann Smith minds Joe taking credit for development in her ward.

I have a question, with all the land & buildings that Loyola owns in RP & Edgewater, do the pay property tax? I sure hope so if not there are millons of dollars the city, county & state are leaving on the table.

what does free delivery have to do with serving a neighborhood? if you need some supplies today will they deliver it that day for free? does free delivery mean there won't be jobs introduced by this store?

Speaking of dufuses, add Paradise to that club LOL! That corner is in the 49th Ward, not 48th. No reason for Joey to say something about it otherwise.

Why did JoMo get a Staples - with all its tax potential - to move to Edgewater instead of the RP?

Isn't JoMo against Big Box stores?

There's a boat load of land at Granville and Broadway. Architectually, there could be a really neat building on that corner. Seriously, my biggest concern is that a giant monstrosity doesn't get built. Is there some sort of archetectual overview committee to insure a good looking building is built?

I guess Loyola no longer needs the land since Club 50 aka city council allows them to build on the lakefront. But their financial situation, in spite of the Loyola TIF dollars funneled into their bank account, may be forcing them to sell using the excuse they no longer need the land. Doesn't anyone smell money?

Amazing they can start building in January unlike the myriad excuses we've heard about the Gale Field House! Amazing how quickly this 'deal' went through - unlike the Gale Field House!

That's funny, the Edgewater Chamber crediting Moore with working to approve the building, when Moore told the press last week that he has nothing to do with permits.

Back in September, Ginderske's campaign put DevCorp North on notice that his campaign was watching DevCorp North. And its a good thing they did, because in most election years DevCorp awards Moore a "Man of the Year" or some such and fetes him at an annual banquet conveniently scheduled a couple few months before the election. Not to mention the front-page feature articles on the Moore Miracle in DevCorp North's newsletters.

So what did Moore do? He went to the OTHER property taxpayer funded, fake "chamber" in his ward: the Edgewater Chamber of Commerce, who happily made their taxpayer funded mailing list and taxpayer funded newsletter available to the Campaign to re-elect one of the sponsors of their taxpayer funding, Joe Moore.

The Edgewater Chamber of Commerce is a neighborhood branch office of the City Department of Planning and Development pretending to be a "chamber of commerce."

The Executive Director of the Edgewater Chamber of Commerce, Sheili Lulkin, is a taxpayer-salaried City contractor pretending to be the representative of businesses in Edgewater.

A healthy skepticism regarding these claims is definitely in order.

First of all, notice that this version of events is presented in a pro-Moore propaganda piece in a blast e-mail generated by a City-funded contractor months before an aldermanic election. It is far from journalism.

Second, understand that Loyola's method of operation in real estate development in our neighborhood is to work under guise of "limited liability companies" (LLCs). Most of Loyola's holdings in our neighborhood are held in LLCs rather than by LU directly. This is to preserve their not-for-profit status while participating in the lucrative real estate market. For example, Loyola formed a real estate partnership to demolish the Granada Theater.

Further, Lulkin's version of events makes no sense whatsoever in the context of the time line of events:

1991 - Loyola acquires Mundelein

9/11/2003 - After more than a decade of pressure of law suits from the City of Chicago, the previous owners sell to Loyola.

1/30/2004 - Loyola "sells" to Broadville Retail LLC, of which the developer Access Realty is a member.

11/3/04 - rezoning introduced by Broadville Retail c/o Access Realty Inc (p. 33603)

Loyola owned Mundelein for more than a decade BEFORE they bought & sold this property.

Access Realty is the developer. The Broadville LLCs are the owners.

Also, it is not at all clear that Loyola is not a partner in Broadville LLC, Broadville Retail LLC, or Broadville Condos LLC. In other words, it is very possible that Loyola "sold" the property to a partnership including themselves.

I had heard there was going to be a Trader Joe's in there- I hope that is still true. Staples is okay too, but we need better grocers around here.
