* Neighbor Noticed Soft Core Porn in Block Building

" Has anyone else noticed the centerfold of a naked woman facing the street on the 2nd floor facing Morse? I called the Management Company and they have done nothing." said loyal reader RPneighbor.

Chip Bagg replied, "To which building are your referring? Is this in the 1340 Morse building? Please let me know exactly which building it is in. "

Well Chip, let the Hell Hole show you! Here is the Playboy Centerfold and the other windows of the tenant for which Mr. Block rents to. Yes, it's located on the second floor of the 1340 West Morse building.

Oh FYI, the elevator is still broken in the 1345 West Lunt building. As a tenant who was leaving the building said today, "It's crazy how this building elevator doesn't work! The management company has done nothing."

So RPneighbor you aren't alone in dealing with Mr. Block.

Know Your Slumlords: Steve Kontoyannis, Olympic Realty

I'm going to post my notes toward a amateur title search of the so-called "Block" buildings. I'll included are links so you can see how I did it.

Even as slumlords try to hide behind trusts, we neighbors occasionally get a peek behind the curtain when a housing court cites an owner. In November, 2000 an inspection of:

1341-1349 W Lunt (PIN: 11-32-114-001)

... resulted in citations for several serious problems with the fire escapes and revealed the owners to be:

STEVE and CLEO KONTOYANNIS
6843 LEXINGTON
NILES IL 60714

The building has not changed hands since, according to the Cook County Recorder of Deeds

Steve Kontoyannis is a licensed real estate broker in good standing, according to the Illinois Office of Banks and Real Estate:

Kontoyannis is also the proud owner of the one-story retail building on the SOUTHEAST corner of Morse & Glenwood (1335 W MORSE a.k.a 6930 N Wayne, PIN 11-32-117-001).

He also owns other buildings in Chicago.

So, to summarize, I strongly suspect Kontoyannis owns three buidlings in a row on the east side of the tracks at Morse: two 4-plus ones and a retail building. Kontoyannis is well-positioned to profiteer from the much-heralded Renaissaince of Morse Ave.

Maybe someone can take this title search a little farther. Thanks!

No No No.......the very idea of NOT gut rehabbing a vintage courtyard is a recipe for disaster. I hear your concerns but I manage a couple vintage buildings and would never buy it that way.

What happens when the plumbing is so bad that an entire tier needs replacing? You gonna blow out everyones walls and floors while they are living there?

I agree alot of rehabs are crap but be careful what you wish for.

PS Many of these wonderful looking buildings from the outside were average when built. Just because it is old does not mean it is a Arts and Crafts gem on the inside.

Paradise- I don't really want to see this type of thing- I'd rather see birds and trees- I can't help it if I look upward in disgust at this ugly montrousity and happen to notice yet another blemish.

Sick Nicki- It's trashy and I am pretty certain it's not legal. But coming from this building, I'm not surprised. Please don't get so personal. My undies are just fine thanks.

I thought it was funny too but also irritating. Forgive me if I'd like a classier look to Morse Avenue.

You have to take each building as an individual, and not take the same 'one size fits none' approach to them all.

Rider's flagship management contract is the Jens Jensen-designed building downtown at 300 W Adams, on the NW corner of Franklin & Adams, across the street just north of the Sears Tower.

Another portfolio piece is the restored Germania Place, a banquet facility at 108 W. Germania Place, just south of the intersection of Clark St. and North Ave., in Chicago's Gold Coast, looks like they may own this one:

Point being, the Riders are VERY VISIBLE property owners and managers and campaign contributors. The are at a spot in Chicago society where they are extremely averse to unfavorble publicity of any kind. This is our leverage. No way we should be having ANY problems with their buildings.

FYI, A few years ( 25) ago, a very wild party was throw at this very Germania Place. I was invited and what's in this window was tame to what was on view that night.

The only reason we as neighbors are having trouble with these buildings is that we go along with Moore's trick of pretending Block is the "owner."

dan2 and all those who post here. I get a copy of everything you post. I also pay one of my employees at Gay Chicago Magazine to monitor this and many other Rogers Park blog sites born in my behalf. Got it Morseland Night Club!

dan2, you challenged Hugh and removed it. Why?

Hugh - The Tax ID and PIN #'s for 1340 Morse and 1345 W. Lunt that you list are wrong bceause the buildings don't match the PIN's.

Those are not the owners of those buildings. You'd never know this by using the internet sites. You have to go downtown and get the correct Tax ID numbers. For some reason, the block numbers are displaced, and I didn't understand the gentlemen's answer when he explained it to me (which is my bad, not his).

The information you listed is incorrect. Go to the cook county tax assessor's office and they will give you the correct PIN numbers, and you can attempt to discern who these owners are.

I asked the alderman for this information (as he promised it would be on file), and they don't seem to know either.

If we want to clean up these two buidlings, we need to stop refering to them as the "Block" buildings and start refering to them as "the two Harold Rider managed buildings."

When Block shows up at a meeting, ask him where's Mr. Rider? Where's Mr. Kontoyannis? Don't they respect us?

I think that the picture of Pam is just a minor symptom of a larger problem. The reason for writing to Mr. Rider is to see whether we can establish a more realiable chain of responsibility for the management of these buildings in general.

Look at the research that Hugh did trying to track who is really in charge of these buildings. Consider the difficulty involved in this search to identify those actually responsible for these buildings. Also consider who benefits - it certainly isn't the people who live here.

This is the bigger picture, and is much more offensive than Pam and her breasts could ever be, even with the gun.
