Separately these buildings mean little, other than they are vacant storefronts and a couple of single family homes in the back of the building. But the 3 properties together reach the magic number of 8000 square feet, a special number that the developers love so much because they can build their famous 16 to 20 unit, Lincoln Park style, "Densification" condo projects in Rogers Park.
The developers don't own 6961 N. Greenview yet, but they need it. The owner doesn't want to sell... but has been approached.. more than once. It's alleged someone from the Aldermans office even stopped by to see if the owner would sell. Talk about really wanting this property. Here's why.
This special DevCorp North project is projected at a whopping six stories high, 12 units with DevCorp North owning the Commercial space. The speculation drawings already in the works. What we will lose an affordable apartment and a single-family home with yards and parking, our number one problem according to Alderman Moore.
Also this will be a sun-light killer to the four story residential building across the street, to the west. They will loss all their morning sun. "We might as well change the name of Greenview Avenue, to Darkview Drive."
We will get more Special Service Area #24 taxpayers. New owners that don't have a chance to say yes or no as required by law. Will these new future owners have a chance to say yes or no on this tax? Will they market this in the condo advertising?
Try this, the new future commercial space owner DevCorp North, being a not-for profit will not have to pay any Special Service Area #24 taxes.
Morse And Greenview LLC bought the 1444-48 W. Morse and 6957 N. Greenview properties on December 1st, 2004 for $550,000... for both properties. Is that market value?
The tenants in the house behind the 1444 W. Morse at 6957 N. Greenview property had a lease with the old owner, when the new owner took possession, the water was shut off, so they moved out.

Does everyone remember Northbrook's Mr. Coe? He is one of Rich Aronson's stable of north shore financial backers. Mr. Coe invested in our insider to the 49th Ward Zoning Committee, member Mr. Aronson's and his tear-downs at 1617 W Estes and the re-development to the historic Pinewood Inn.
Most recently Mr. Aronson send another one of his frontmen to explain the 1522-28 West Greenleaf Green-less Project.
Mr. Aronson sits on the board of DevCorp North, which controls the collected tax dollars generated from SSA #24. Mr. Aronson sure enjoys being oh so close to....Alderman Moore and DevCorp North.
