Community Meeting on Proposed Development at 7313-15 N. Sheridan


Dear Neighbor,

I am writing to invite you to attend a community meeting regarding a proposal to construct a 50-unit apartment building at 7313-15 N. Sheridan Road.

The meeting will be held on Wednesday, May 21st, 7:00 p.m. at the Lake Shore Nursing and Rehabilitation Center, 7200 N. Sheridan (at Touhy).

Rich Aronson of Camelot Development, Scott Siner of Noble Development and Tom Kafkes of Stage Development will be on hand to present their proposal to build a seven-story building containing 50 dwelling units, 50 parking spaces and commercial space on the first floor. The developers plan to incorporate a number of green features in the building, including a small wind turbine on the roof.

The site is located on the east side of Sheridan Road between Chase Ave. and Sherwin Ave. A parking lot currently exists on the site. The Shambala Community Center is located immediately to the north, and an eight-story apartment building is located immediately to the south.

The proposed development requires a zoning change from its current RT4 classification to a B3-5 classification. The proposal also needs a rear yard setback variance from the required 30 feet to 12 feet.

Finally, the development falls within the parameters of the Lakefront Protection Ordinance and thus requires Chicago Plan Commission approval.

The developers intend to maintain the development as a rental building.

As with any proposed development in the 49th Ward, I will not make a decision on whether I support or oppose the proposal until after a full community review process. The 49th Ward Zoning and Land Use Advisory Committee has reviewed the proposal and voted to withold making a final recommendation to me pending the outcome of the community meeting.

Why even bother attending. This zoning change is a done deal.

Well, you can always come to the Parks Advisory Council meeting at 7PM at Howard Area Center.

BTW - in the past, the Zoning Committee met the same night as the council - third Tuesday of the month. Did they change to the second and when?

I didn't think retail could be built along Sheridan Road anymore. A building with 7 stories and 50 united - that sounds like a lot of apartments on one floor meaning lots of people meaning lots of garbage and more footprints on mother earth.......mmmmmm....I think thi sis too big an imprint on an area that is already very dense.
Is this really the time to be building this type of building. Would this be on the lot that is between the temple at Sheridan and Sherwin and the high Rise on Chase

My vote as a long term or may I say lifelong resident of Rogers Park - No I would vote against this building.

I thought this area was covered by the Lakefront Protection Ordinance, which forbids buildings with more than 4 stories being built east of Sheridan.

The old midrise at Chase and Sheridan was built in the 20s, and so of course was not covered by the bill, which was passed, I believe, in the 50s.

I'd have no objection to small retail, but don't want this ordinance violated.

Is the rendering part of the notification of the meeting sent out by the Alderman's office?

If so, it is interesting that they chose a rendering of the footprint, rather than a side view drawing of the building, which would stress the building's offensive height.

first of all footprint is just new silly jargon,
its better to have antisprawl initiatives like this
nimbyism in the city is strange
its not as if this will be the last straw and rogers park will be manhattan, there are more people now than there ever have been, have to put them somewhere

why would this not be a good time to build this?
we need more rental, that is where the market is moving after the glut of condos built
the market is swinging the other way

Amen Jeffo! High income, high density with retail thrown in to boot! And it is replacing an ugly and dilapidated parking lot located on a prime piece of land (do we really need to worry about preserving an old parking lot located on a main thoroughfare a couple of hundred feet from the lake in an already built up area?)! This is what the city is all about...lots of people living together in a nice neighborhood, with access to retail and transportation. This is all part of the emerging trend of the middle class moving back to the city. More of these types of developments!

yeah antisprawl is silly better to build on empty farmland thats better, why people cry fowl over this is beyond me, when was the neigboring buidling built?
1920, 80 years ago,
and its 2008 and people are crying about a building one story less to be built next door
very strange.

people talk about footprints,
well to decrease car usage, increased density and public transportation and less dependence on cars is how you do that,
