* Lakefront Development, Did You Know?

49TH WARD ZONING AND LAND USE ADVISORY COMMITTEE AGENDA
Tuesday, October 9, 2007 - 7:00 PM

(NEW BUSINESS) - Zoning Amendment from RT4 to B2-3, 7015 North Sheridan Road Rich Aronson, Steve Golovan and Chuck Mudd will present their request to change the zoning to build a 50-foot tall, four-story, 12-unit rental apartment building with two affordable apartments and 1,000 square feet of first-floor commercial space. The lot is approximately 7,500 square feet in size. The current zoning allows seven dwelling units and no commercial space.

BLOGNOTES: Here we go again. This has to be the # 1 development topic ever on the 'Broken Heart' of Rogers Park.

This property (PIN11-32-111-003) has not changed hands since our last go-around. Moore pal Golovan may be the latest developer, but the owners have not changed.

The $1.M mortgage Abels took out with Reza Toulabi is still outstanding and unmodified. The mortgage is collatoralized with the 7015 property and Reza's property next door. The $1.M million is not a construction loan, it is project development money, a seed fund to pay architects, zoning attorneys, lobbyists, and aldermen.

So one question for Ms. Abels is the same as last time:

Who is behind this? Who are your partners? If the building next door being incldued in your mortgage for your development loan was some kind of mistake, as you claimed at the time, why haven't you clean up the lien since early 2006?

What is the current height limit?

50', or 48'?

Mixed-use is fine, and so are 12 units as long as it complies with the Lakefront Protection Ordinance.

The important thing is that we preserve the letter and intent of that law, and also important is getting an attractive building that relates well to the buildings on either side of it.

Ok I know that the Santuary idea is a bust. How about making this house a testimony to Rogers Park and the way we were!
Have some apprentice or journeymen
carpenters, electrician, and painters come inside and restore the property to its original grand style of living in the early 1920 thru the 1960.
Then make a museumn out of this old house.
No Child Left Inside would mean plenty of room in the front yeard to run and play. Maybe even tend a small flower garden.
Inside would contain rooms that would immitate the life style as it once was. A place for neighbors to visit and learn. Someone , aaah, a housekeeper, or call him/her a servant could create daily treats and snacks of the day. These would be free to anyone who came inside for the tour. Music from the day could be piped into the house.
Visitors could pay a fee to sleep one night in Rogers Park back in the day.
This money could be used to keep up the house.
This could avoid building another unneeded condo or 'resturant with a view' and spoiling the already limited parking near Loyola Park.

I strongly oppose another 'condo' conversion or tear down at this location.

If this house were an architectural gem, I'd fight for it.

But it's nothing of the sort. It's a stodgy, blocky, Prairie-style Circa 1910 tract house that's lacking in grace and elegance and no more worth preserving than are modern tract houses built at later dates.

Moreover, it is overwhelmed by the large and vastly more attractive 1920s vintage bldgs on either side of it.

I'd like to see the lovely bldg at Lunt & Sheridan, now rather decrepit, rehabbed in character, and this dumb house taken down and something in keeping with these two attractive vintage bldgs, on either side. It's a shame it wasn't taken down in the 20s and the building just to the south built larger.

Let's choose our battles carefully when it comes to preservation becuase it's a fact that we can't preserve every commonplace old house, and we can't even save the really beautiful bldgs we have in Chicago that are worth the trouble.

Take a look at Preservation Chicago's site to see buildings that are of real significance and are very beautiful, and well worth fighting for. They are only a sampling of the really dazzling structures that are now threatened.

Here is a quote from our joey from the Chicago Tribune regarding Daleys tax increase.

Obviously you can't get anything for free, but that doesn't mean there aren't possible areas of waste that we can cut while still delivering essential services and beneficial projects for our communities."
